This is part of our delivery of a prefabricated frame:
- The delivery includes ready-made prefabricated building elements and roof cassettes with roofing felt. For non-poured foundations, a floor joist can be added.
- Other options include windows, doors and roofing (sheet metal or optional), as well as the corresponding roof drainage system, which can be added using our service, byggonline.
- The insulation package for all prefabricated building elements and roof cassettes is also available as an option. If the insulation package is chosen, all prefabricated building elements will be insulated up to the installation layer. Interior walls and loft, depending on the chosen floor plan, will be sent separately as part of the delivery.
- The delivery takes place at the property line where each package is packed at unloading.

Climate shell finished on the outside
Are you reasonably handy and considering doing some of the work on your house yourself? Then buying the house model you want in a climate shell design may be the right choice for you. When you buy a climate shell from us, the house is delivered completely finished on the outside and is insulated on the inside up to the installation layer. All interior walls are also finished, and if the house has a loft, this is also included. What remains is electrical and plumbing installations, flooring, the final 45mm layer of insulation, and paneling, plaster or any other surface covering of your choice. Please note that the kitchen, white goods, tiles, bathroom fittings and other equipment are not included.

Turnkey House With Construction
Construction package module
We offer three different contracting packages for our modular houses, adapted to your wishes and level of commitment. You can choose from the following types of contracts:
The installation package.
This package includes:
- Managing the municipal process of building permits or building notifications.
- We carry out crane and transportation checks, and project manage and coordinate the transportation and crane lift to get the house in place.
- The assembly and completion of the house by our own carpenters.
- Final check of the house with our supervisor
- We are responsible for contracting services such as HVAC connection, functional testing and heating cable installation. Electrical connection and insulation test according to the guidelines of the Electrical Safety Authority are also included in the package.
Large contracting package.
This package includes:
- Managing the municipal process of building permits or building notifications.
- We carry out crane and transportation checks, and project manage and coordinate the transportation and crane lift to get the house in place.
- One of our contracting partners for groundwork makes a site visit and the planning for pipes, culverts and groundwork for water, sewage and electricity is done. In close connection with the house delivery, this work takes place where the other groundwork is also carried out. It includes a graveled and compacted surface where the house foundation will be placed and the construction of the foundation type ordered according to the agreement.
- We are responsible for contracting services such as HVAC connection, functional testing and heating cable installation. Electrical connection and insulation test according to the guidelines of the Electrical Safety Authority are also included in the package.
- Our carpenters will complete and install all the details of the house, and liability insurance and a final inspection by a certified inspector are also included as standard in this large construction package.
Large construction package - Fixed price.
This package includes:
- Large construction package as described above
- Fixed and secured price for house delivery
- Currency insurance
- Garbo insurance on the amount paid
- Completion and new construction insurance
In order to get a price for this package, a full investigation is required where we make site visits and collect quotes and compile everything into a final quote.
Our experience is that it takes more time and effort than you might think to run, project manage and coordinate your construction project with contracts and works yourself. Even if you have initially decided to take responsibility for certain parts yourself, it is of course possible to enter into a dialog with us further into the process if you change your mind. Most of our customers choose the Large Construction Package and if you want to be 100% sure of the cost, you choose a fixed price. Klassisk K4 är vår nya serie av ”Bolundare” (Attefallshus 30 kvm) som består av 2 moduler som sätts ihop till en enhet. Tack vare detta byggsystem kan vi skapa en helt ny form av Attefallshus. Vilket innebär många spännande planlösningsalternativ och en ny attefallsdesign.
Klassisk K4 finns i tre planlösningar där samtliga har ett mysigt loft som standard. I övrigt disponeras ytan som en öppen kombinerad planlösning för kök och vardagsrum, där en härlig panoramautsikt erbjuds. Det går att välja mellan två olika stilar på huset, en klassisk med takfot och en som har ett mer modernt formspråk. Ett rymligt badrum och ett separat sovrum får också plats i denna fantastiska ”Bolundare” på 30 kvm.
I de tre planlösningsalternativen kan ni välja mellan olika köksplaceringar, fokus på förvaring eller kanske en inbyggd trappa med en given plats för tv:n.
Denna ”Bolundare” passar som ett mindre fritidshus men kan även fungera som en permanentbostad. Husets exteriör kan anpassas utifrån placering eller miljö och många tillval i vårt breda sortiment kan adderas som en extra krydda. I bostaden kan du njuta av ett fantastiskt ljusflöde och en rejäl takhöjd. Huset levereras i två moduler som snabbt och smidigt byggs ihop på plats.

Technical specification
Turnkey means that the house is completed interior, exterior and all connections are made. The house is ready for occupancy.
Installation & assembly
Installation & assembly
All houses come pre-painted with a water-resistant white acrylate paint. Exterior panels are primed once and overcoated twice. Optional color code is available in both acrylate paint and sludge/linseed oil based paint.
According to the floor plan.PVC 3-glass windows in white with UV-1. For models with larger panoramic windows, tempered insulating glass is included. Weatherization and inward opening doors are included as standard unless otherwise stated on the façade drawings. Wood or aluminum windows are available. When choosing a floor plan with a sauna, wooden windows are included in the space. Safco white quality front door with Assa Abloy door lock is included as standard.
Eave plate, window sheet, top sheet in white, anthracite and black are included. Alternative colors are available as an option.
Sheet metal gutters and downpipes in white, anthracite or black are included. Alternative colors are available as an option. Leaf strainer and connection to drainage pipes can be provided at extra cost.
Electric radiators are included as per drawing. Air source heat pump and hydronic floor heating system with exhaust air heat pump available as an option.
Mechanical exhaust air ventilation (Pax fan) with fresh air valves. When choosing an exhaust air heat pump, the pump handles the exhaust air in the house.
All our bathrooms are complete. Many options are available on Build Online. Standard are the following:- Gray tile floor 30 x 30 cm with dark gray grout.- Tile white glossy 25 x 40 cm on walls with light gray joint.- WC from Ifö or Gustavsberg.- Washbasin white 50 cm.- Washbasin mixer Grohe / Oras.- Shower set (mixer, hand shower and suspension) from Grohe / Oras.- Spotlights.- Water heater 80L Gorenje / Ariston / Electrolux / Nibe.- Pax exhaust fan.- Floor drain from Purus. Preparation for installation of washing machine and dryer is not included and is available as an option. Waterproofing is installed according to Kiilto's installation instructions and meets the industry rules for wet rooms.
Site-built and pre-assembled kitchen specially adapted for each house model. It is possible to update kitchens in Byggonline. Standard is the following:- Laminated kitchen doors in white.- Stainless steel straight kitchen handles.- Worktop and splashback in any laminated board from our range.- Stainless steel sink.- Kitchen faucet from Grohe / Oras (with dishwasher shut-off when buying a dishwasher).Appliances not included. Several different options are available as options.
All houses and floor plans are unique. A white painted staircase or loft ladder is always included in our two-story/loft models. For an additional fee, you can choose between different designs. Ask your salesperson which stairs work for your particular model.
Transitions between ceiling, wall and floor and at joints of modules have wooden or aluminum strips.
All electrical installations and connections in the houses are carried out in our factory by certified electricians who meet EU standards. Electrical wiring and installations in the houses are hidden in the construction to maximize design and appearance. Sockets and switches are Schneider/Malmbergs branded throughout and are mounted in such a way that they can accommodate all spaces.LED spotlights with switches are included in all our models according to the drawing. The power center is equipped with automatic fuses and earth leakage switches. Media center for telecom, TV and data is available as an option (Collection point for incoming communication cables included).
All piping and connections in the houses take place in our factory and are carried out by plumbers. Most of the water and sewage pipes are hidden in the construction and the suppliers we work with are Uponor, LK or Tece water pipe systems.Hot and cold water distribution is through distribution cabinets and via a hot water heater that holds 80 L with built-in cabinets.
Groundwork and foundation are not included in the house delivery. You can choose an optional construction package. See description Construction package. Deviations from the above may occur depending on the choice of material.

An attefallshus is a detached building that is usually used as an addition to an existing main building on a plot of land. Accessory buildings are not regulated by detailed plans, but by the Accessory Building Regulations. These were introduced to create a simpler process for building smaller homes and ancillary buildings. An attefallshus may have a maximum building area of 30 square meters, a roof pitch not exceeding 4 meters and be placed at least 4.5 meters from the plot boundary. If your neighbor gives his written consent, it is possible to place an attefallshus closer than 4.5 meters from your plot boundary.
There are two main categories of buildings that can be constructed as an accessory building, a secondary residence and a secondary building. An accessory building is an independent dwelling intended for permanent residence. To be able to use the house as a year-round dwelling, the attefall house must comply with the Swedish National Board of Housing, Building and Planning's guidelines for supplementary dwellings. This means that the attefall house must meet the same requirements for safety, insulation, construction, energy values, accessibility requirements and ventilation as a residential building. Supplementary building is a building that is not used as a permanent residence. It can be, for example, a garage, a guest house or a storage room.
For a building application, the municipality is required by law to give a decision within 4 weeks of all documents being complete. Often just ordering the new building map from the municipality can take up to 4 weeks. We usually recommend that you count on about 8-12 weeks from the start of the notification. For building permits, the lead times are longer and the municipality has up to 10 weeks to return with a decision or supplementary information. It can vary greatly in how long it takes to get a start notice for a building permit, all depending on the complexity of the case and how quickly or slowly your municipality handles its cases.
We have floor plans suitable for all kinds of purposes. If none of our models suit you, it is possible to have the house completely architect-designed and customized to your wishes. You can add or move windows and doors, customize the floor plan and the exterior as a whole. In addition to these possibilities, you can easily put your personal touch on the house with options from our wide range in our online building.
Yes, we have developed several models with a basem*nt or basem*nt floor. Here it is important to make a careful assessment and calculation on the plot to choose the right house and solution based on the conditions of the plot.This is a very smart way to make maximum use of the rules on attefallshus and to optimize the living space. We always make an individual assessment based on your particular plot and its conditions. In general, we recommend an insulated foundation for attefall houses that need to maintain a maximum height of 4 meters from ground level. The advantages of an insulated foundation are many. It insulates the house better, which provides a more comfortable indoor climate, especially during the colder days of the year.For those who want to build the house on a rock but don't want to blast, a plinth foundation works. Our houses have a bottom floor with cembrit windstopper extreme board underneath to protect them from the weather and wind. We can also place our houses on ground plates according to a finished plinth plan for each house.
Yes, you can get up to the full amount financed through our partner Wasa Kredit. To have the entire cost of the house granted, two applicants without payment remarks with an annual income of at least SEK 160,000 each are required. You also need to have been resident in Sweden for at least 3 years at the time of the assessment. If you are the sole applicant, you can be granted a loan of up to SEK 400,000.We also have an established collaboration with SEB, which offers both mortgage advice and building credits. You as a customer will receive, from your house seller, a direct contact route to SEB and a feedback within 24 hours. We are very happy with our new attefall house, it was very quick and efficient to order the house and get it on site. The best thing about the house is that it came completely finished. The kitchen was ready, all the tiles in place and underfloor heating as well, which was really nice. We also got the privacy we wanted against the big house as we will rent out this house to get an extra income. Husverket has done a good job with a complete solution that we felt safe and satisfied with.
